KUALA LUMPUR, Nov 20 (Bernama) – Lim Seong Hai (LSH) Capital Bhd chairman Tan Sri Lim Keng Cheng was conferred the Prominent Player Award at the Malaysian Construction Industry Excellence Awards (MCIEA) 2024, recognising his transformative contributions and visionary leadership in the construction industry.
The award is presented to an individual who best embodies the qualities and attributes of a leading figure in the construction industry and has made a significant contribution to the growth and development of Malaysia's construction sector.
Expressing his gratitude, Lim thanked the Construction Industry Development Board (CIDB) for the accolade, which he described as a testament to his four-decade journey in the sector.
“I have witnessed firsthand the evolution of the construction industry and am proud to have overseen projects worth over RM20 billion, including significant public-private partnership (PPP) initiatives with the government,” he told Bernama recently.
Lim, a pioneer of the ‘design-and-build’ concept in Malaysia, emphasised the need to expand the PPP model to encompass the entire value chain, including project viability and financing.
His advocacy for better industry standards and practices, coupled with a strong focus on community well-being and safety, has left an indelible mark on the sector.
One of his notable contributions is the introduction of the Temporary Beam Bracing System, now widely adopted in Public Works Department (JKR) projects, ensuring safety and efficiency in beam-launching works.
Trailblazing Housing Solutions
Lim also highlighted the success of the LSH33 project, which harmonises three housing elements — open units, affordable units and community-centric design.
Applying his experience and the Blue Ocean Strategy, the project incorporates the 3R (reduce, reuse, recycle) principle and offers significant cost savings to buyers through discounts and rebates.
“LSH33 is a culmination of my years as a contractor, proving that innovation and efficiency can deliver affordable homes without compromising quality,” Lim said, noting the absence of facade differences between open and affordable units.
The project, which includes homes priced as low as RM298,000 under government housing initiatives, achieved a 100 per cent sales rate despite the challenges posed by the pandemic.
Inspiring the Next Generation
Lim hopes his journey will inspire young professionals to pursue careers in construction, an industry he believes is poised for transformation through innovation, artificial intelligence and robotics.
“There is no substitute for hard work and perseverance… the ever-changing landscape of the construction industry requires us to evolve constantly or risk being left behind,” he said.
Lim also encouraged decision-makers to prioritise timely approvals and collaboration to enhance project delivery and safety, while emphasising the importance of building infrastructure that benefits society.
Reflecting on his legacy, Lim said, “As a builder, I have realised dreams — not just my own but those of many others. This award is a tribute to my late father, a JKR Class D contractor, whose journey I have continued with pride.”
