Perda Completes Taman Ara Jaya Mixed Housing Development, Sold Out At Affordable Prices

TASEK GELUGOR, Aug 30 (Bernama) -- The Penang Regional Development Authority (Perda), through its subsidiary Perda Ventures Incorporated Sdn Bhd (PVISB), has completed the mixed affordable housing development, Taman Ara Jaya, in Ara Kuda here.

Deputy Minister of Rural and Regional Development, Datuk Rubiah Wang said the project, which began on Dec 22, 2021, was fully completed on April 30 this year. The development covers 15.5 hectares (38.33 acres), with all units already sold.

Taman Ara Jaya offers a range of housing options, including 363 single-storey terrace houses, Types A and B, starting at RM250,000.

“The development also includes 12 single-storey semi-detached homes starting at RM365,000, and three bungalows priced at RM450,000. Additionally, 81 units of two-storey shop offices were constructed within the estate, with prices starting from RM445,000.

“The overall prices remain competitive compared to the current market, and the government hopes Perda will continue offering such affordable options to assist middle-income families in owning homes,” she said.

Rubiah told reporters this after the Key Handover Ceremony for Taman Ara Jaya today. Also present was  Perda chairman Datuk Shaik Hussein Mydin. 

She said the modern and appealing design of the homes ensures maximum comfort and satisfaction for the residents. The strategic location, adjacent to Kedah, further enhances the appeal of the development.

Rubiah also highlighted the convenient access to the Butterworth-Kulim Expressway, facilitating travel to Seberang Jaya, adding that the housing estate is equipped with various amenities, including a hall, surau, children’s playground and open spaces.

“Perda has developed homes here with comprehensive facilities to meet residents' needs, aligning with the government’s vision of creating a holistic MADANI community supported by essential infrastructure,” she added.

To date, PVISB has completed 4,346 housing units, with 6,021 units currently under construction and another 7,183 units planned for development by 2030.

Taman Ara Jaya represents a collaborative effort between Perda and PVISB, an agency under the Rural and Regional Development Ministry (KKDW), tasked with fostering development in Penang, particularly in rural areas lagging behind urban centres.

Rubiah said Perda has been committed to providing affordable housing for Penang residents since 1992, while PVISB was established in 2007 to meet the growing demand for housing and to serve as Perda’s implementation arm for commercially viable real estate projects.

Meanwhile, M. Megala, 43, who received her keys today, shared her excitement about moving into Taman Ara Jaya, which she purchased in 2022 at a reasonable price.

Megala, a trader with two children, said her family was attracted to the estate's environment and the facilities it offers.

“I chose to buy this house because I was impressed by the surroundings when I first saw the advertisement, and the price was reasonable compared to other housing developments in Penang, where prices are becoming increasingly high,” she said.
