Perak Committed To Combat Abandoned Housing Projects

IPOH, Sept 6 (Bernama) -- The Perak state government is committed to addressing the issue of abandoned housing projects through the Sub-Committee for Monitoring Sick Projects and Rehabilitation of Abandoned Projects (JKPSPT) under the Perak Housing and Property Board (LPHP).

State Housing and Local Government Committee chairman Sandrea Ng Shy Ching said that basically JKPSPT will focus on dealing with the problem of 58 abandoned housing projects involving 4,007 residential units as recorded by the National Housing Department (JPN) as of May 31.

"This committee was established through LPHP which will work strategically with JPN in monitoring and dealing with the issue of sick and abandoned housing in Perak.

"Focus on three main aspects which are close monitoring of problematic housing development, data collection and comprehensive technical information as well as systematic and efficient rehabilitation of abandoned projects in Perak," she told Bernama when met at the Perak Darul Ridzuan Building here.

Sandrea said so far five projects have been identified as abandoned, namely D'Aman Residensi Meru Raya (Ipoh), Taman Tapah Permai (Tapah), Taman Cempaka II (Manjung), Taman Seri Emas (Kampar) and Taman Limau Mas (Beruas).

She added that the five projects are under the active monitoring of LPHP and the problems surrounding development in all locations will be resolved in stages.

"Currently the D'Aman Meru Raya Residence project resumed at the end of July with the target of obtaining the Certificate of Completion and Compliance (CCC) in December 2024," she said.

 Touching on the construction of affordable housing in Perak, Sandrea who is also Teja assemblyman  explained that her committee is targeting as many as 1,929 units of Rumah Perakku to be completed before the end of this year.

She said the construction of the residence will involve several selected locations throughout the state besides targeting low-cost housing projects (Rumah Perakku I), medium-low cost (Rumah Perakku II) and affordable housing (Rumah Perakku III).

"Last year, four affordable housing projects were successfully completed involving 356 units of Rumah Perakku I, II and III in selected locations in Kerian, Kampar and Hulu Perak districts.

"They involve 100 units of Rumah Perakku I in Taman Kerian Putra, 107 units of Rumah Perakku II in Selinsing and Taman Kerian Putra while 149 units in Rumah Perakku III in Tualang Sekah Phase 2, Taman Kerian Putra and Gerik," she said.

She added that the eligibility requirements for owning Rumah Perakku is that the household income limit is an indicator that has been improved to ensure that more people, especially the B40 group, own their own homes.

"The state government this year has improved the income eligibility requirements for buyers of Rumah Perakku I from RM 3,860.00 to RM 5,000.00 per month.

"Meanwhile, the household income eligibility requirement for buyers of Rumah Perakku II has been raised from RM 7,000.00 to RM 8,000.00 per month," he said.
