Seamless Compatibility With Nippon Paint’s Anti-Efflorescence Technology

KUALA LUMPUR, Sept 12 (Bernama) -- Nippon Paint’s newly incorporated Anti-Efflorescence System with warranty guarantees a seamless application process and optimal performance as well as compatibility between the coating and underlying layers.

Nippon Paint Malaysia’s general manager Tay Sze Tuck said that the anti-efflorescence system, which is the first of its kind in the region, utilises specialised materials and technologies including hydrophobic properties and quartz technology that effectively prevents efflorescence.

 

Hydrophobic properties

  1. Hydrophobic CMI® Base Mortar Grey EX981 cement-based skim coat with excellent water repellency.
  2. Prevents water from penetrating into the skim coat and reaching soluble salts within the wall.
  3. Reduces availability of dissolved salts that can migrate to the surface and cause efflorescence by minimising moisture ingress.

Deformability and flexibility

  1. Helps to accommodate minor movements and stresses that occur due to exterior weather conditions.
  2. Mitigates pathways for water infiltration and subsequent efflorescence formation by maintaining the integrity of the surface and reducing the formation of cracks.

Quartz technology

  1. Nippon Paint's Weatherbond® Series finishing coat incorporates Quartz technology, enhancing the system’s protective properties.
  2. Quartz particles provide increased resistance against acids, alkalis and environmental contaminants.
  3. Anti-carbonation properties of Quartz technology help to mitigate the effects of carbon dioxide exposure, which could contribute to efflorescence formation over time.

Microblock technology

  1. Incorporates anti-fungal properties to prevent mold growth, a common issue in tropical climates with high humidity levels such as Malaysia.
  2. Ensures the coating's resilience and longevity.

Sunblock technology

  1. Adept at reducing surface temperature by up to five degree Celsius.
  2. Effectively mitigates adverse effects of prolonged exposure to intense sunlight and UV radiation, including colour fading and degradation.

Colour care technology

  1. Offers UV light resistance and a thicker paint film.
  2. Ensures vibrant colour retention and enhanced durability, even under the relentless tropical sun.
  3. Preserves the aesthetic appeal and protective properties of the coating.

 

Tay explained that efflorescence occurs when mineral salts within a wall migrate to its surface, typically due to moisture infiltrating cracks or porous surfaces, leaving behind chalky and whitish substance visible on the wall's exterior as water evaporates.

“This is especially common in our Malaysian weather due to strong heatwaves and heavy rainfall. The occurrence of efflorescence typically occurs within two to three months after construction.

“It creates the impression that the building is aging prematurely, thereby devaluing new projects, leading to potential buyers and tenants losing confidence in purchasing newly launched residential properties as well as complaints from current property owners,” he said in an interview with Bernama recently.

Elaborating, Tay said efflorescence occurs when there is a lack of research on material system compatibility, improper product usage and application, exacerbated by the lack of awareness and knowledge in the market.

“By identifying this gap in the construction industry, Nippon Paint aims to innovate in this segment and educate the market about anti-efflorescence systems,” he added.

Tay said as such, the company conducted rigorous research and development on the anti-efflorescence system to validate its quality and effectiveness.

“During our testing phase, we treated various surfaces over a 90-day period and observed that surfaces treated with the system remained free of white chalky deposits, while untreated surfaces display significant efflorescence.

“By addressing potential issues like faded colour, water absorption, hairline cracks, the system ensures long-lasting protection and an exceptional finish, thus enhancing the overall quality of construction projects,” he said, adding that the company is also the first in the region to provide a warranty against efflorescence with the cutting-edge hydrophobic technology.

He also opined that Nippon Paint's Anti-Efflorescence System is a worthwhile investment for the construction industry due to its comprehensive approach to addressing common issues such as efflorescence, peeling, cracking and fungal growth on painted surfaces.

Developed in collaboration with CMI Construction Material Industry Sdn Bhd (CMI) and backed by thorough compatibility testing, it ensures seamless application and optimal performance across all layers, from bricklaying to the final topcoat.

“Its versatility makes it suitable for various surfaces, including brick, block, and reinforced concrete walls.

“This commitment to excellence and resilience highlights the system's importance in maintaining structural integrity and aesthetics in the long run,” he said.
