SHAH ALAM, July 29 (Bernama) -- The Selangor State Development Corporation (PKNS) today held an introductory session for Phase 1 of the Kota Puteri Green Industrial Park (GRIP) project in Rawang to promote its strategic industrial component, comprising 52 units of modern semi-detached factories and 13 industrial land lots, to potential buyers.
Its general manager of Sales and Marketing Fadli Mohd Ariff said the session aimed to raise awareness and stimulate market interest in the project, which features a modern design, strategic location, comprehensive infrastructure, and a unique value proposition compared to other industrial parks.
“As part of Phase 1 of the Kota Puteri GRIP development, PKNS is introducing 13 industrial land lots ranging from 1.5 to 2.7 hectares in size to meet various industrial needs.
“In addition, a total of 52 semi-detached factory units are being offered, comprising 20 Type A units with a built-up area of 8,727 square feet and 32 Type B units with a built-up area of 10,623 square feet, both built on the same lot size,” he said at the PKNS Industry Exhibition 2025 held at Galeria SA Sentral here.
Fadli said the project also includes exclusive facilities such as a professional club, co-working space, meeting rooms, high-speed internet, and a site manager’s office within a conducive industrial environment.
He said Kota Puteri GRIP is targeted to become a catalyst for local economic growth and a contributor to a more dynamic industrial ecosystem in Selangor, with a focus on developing an integrated, sustainable and modern industrial environment.
Fadli added that GRIP is also strategically located with access to several major highways, including the Kuala Lumpur-Kuala Selangor Expressway (LATAR), the West Coast Expressway (WCE), the Guthrie Corridor Expressway (GCE), the New Klang Valley Expressway (NKVE) and the under-construction East Coast Rail Link (ECRL) project.
“This location allows for easy connectivity to Kuala Lumpur, Port Klang and other major industrial areas, making it ideal for logistics, manufacturing and distribution activities,” he said.
He said GRIP’s status as a centralised and gated industrial park is also part of the state government’s investment promotion initiative, enabling investors to enjoy various incentives such as fast-track approvals, tax exemptions and up to 100 per cent foreign ownership for eligible industries in line with Invest Selangor’s investment policies.
He added that GRIP has also obtained GreenRE certification, confirming compliance with sustainability and energy efficiency principles across a 151-hectare area equipped with comprehensive infrastructure, including a 42-megawatt (MW) electricity supply, 5.8 million litres of water per day, gas pipeline access via JKR FT54, and 4G and 5G telecommunications coverage from major providers.
“This development site is built at an elevation of 46.4 metres, significantly higher than surrounding areas such as Sungai Gong and Sungai Buloh, making the risk of flooding very low and offering added assurance for business continuity.
“For Type B factories, a two-tonne capacity cargo lift is also provided to support industrial logistics needs,” he said.
The PKNS Industry Exhibition 2025 brings together more than 70 property agents, industrial consultants and representatives from associations related to the local property and industrial sectors.
