Sibu MP Urges Systematic Land Classification To Protect Property Buyers

SIBU, Feb 24 (Bernama) -- Sibu Member of Parliament Oscar Ling Chai Yew has called for systematic land classification in the town, with clear identification of areas suitable and unsuitable for development to protect property buyers.

His call followed the recent collapse of a shophouse at Jalan Pahlawan and a separate incident involving ground subsidence that affected a row of shophouses.

“The Sarawak government, particularly the Ministry of Public Health, Housing and Local Government, should reassess existing land development conditions and planning in the state and, if necessary, review and amend current legislation,” he said in a statement here today.

Ling said the move is essential to ensure long-term safety in the construction sector through stricter building standards, stronger monitoring and possible provisions requiring developers to remain liable within a specified defect liability period.

He noted that geological conditions in Sibu have caused subsidence and structural damage to many buildings, including some aged between 10 and 20 years, and that the issue has spread beyond the Bukit Assek area.

He said many homeowners are forced to bear repair costs themselves and stressed the need for a comprehensive solution, rather than attributing the problem solely to geological factors.

Ling also called for stricter enforcement to ensure projects comply with land suitability, adding that weak or swampy areas should be designated for alternative uses.

He said he has received numerous complaints, including cases involving low-income families living in unsafe homes due to subsidence, as well as concerns over abandoned housing projects where buyers continue servicing loans despite incomplete units.

Expressing his sympathy for traders affected by the Jalan Pahlawan incident, he said those affected may seek assistance at his Service Centre in Rejang Park or contact 084-322001 or 017-8331085 for details.
